Landlord is the owner of a house, apartment, condominium, or real estate which is rented or leased to an individual or business, who is called a tenant (also a lessee or renter). When a juristic person is in this position the term landlord is used. Other terms include lessor and owner. The term landlady may be used in some jurisdictions for female owners, but landlord can apply to both genders.

Landlording may be traced back to the Roman Empire and the manorial system (seignorialism), which began under it — peasants were bound to the land and dependent on their landlords for protection and justice. Under the feudalism such relations became widespread.

What recourse is there against a landlord who has not responded to getting a roof leak repaired?
Q. My daughter has notified her landlord 2 times about a roof leak that is now causing interior damage in her bedroom - plaster bubbling, crumbling, etc. and an odor which is making it uncomfortable to be in the room. A few years ago the landlord ignored repairing plaster damage until a portion of the ceiling fell and he then had to repaint and have her carpet and house cleaned. This landlord owns properties in German Village and is financially capable of making decent repairs.

A. She needs to send them a registered letter and carbon copy, her attorney, building inspector and the county attorney. It is the landlords responsibility to maintain the structure in a habitable form. The landlord can be cited by the building department. Mold is a citable offense. he needs to fix the roof, and resolve the mold issue. The building department can condemn the property until the mold is resolved.

A. Yes, you may do a credit check...however...legally , you need written consent from the tenant, and it needs to be kept on file for 5 years. I'm not sure if you need written consent for a background check, though. Yes, it's fine to contact previous landlords. As far as the move in date, that should be specified on the lease ahead of time.

My mother in law rents an apartment and her landlord is refusing to replace the electrical wiring that is causing a broken bulb that lights up the fridge, stating that it would cost too much to get someone out there My mother in law does not see very well and needs this f ixed! A. Fridge is owned by landlord and must be kept in good condition or same condition as when first rented by your mother in law. Look at it this way... if you knew that this part of the fridge didn't work and that the landlord does not have any intention of fixing it, would you have rented this apartment? Maybe no. So in that case, this needs to be fixed by him. Otherwise, go to your local authority. Here in Alameda County (California), there is a local "Rent Arbitration Board." They will usually advice you on next steps, or negotiate a lower rent with your landlord due issues you currently have with your apartment.
